Nicholson Property Management were looking for a site to develop their largest property holding. icubed consulting assisted with due diligence on a number of prospective sites and chose this site at Carole Park, Queensland. Specific building requirements were provided to protect the building asset, and through site development, a building size and arrangement outside of smoke hazard management to increase return on investment was located.
The warehouse is an impressive 7,200 sqm with a 12.5m racking height allowance. The 2000 sqm undercover truck awning was an essential addition to this warehouse to ensure both drivers and goods are protected from the weather, creating a more desirable tenancy.

The stylish fit out of the office amenities was kept minimalist to suit any tenants’ requirements, and the pops of colour on exterior facade are a reflection of the client’s character. Whilst the majority of the site was flat, ramping in and out of the site to provide perimeter vehicular access constrained the outcomes, resulting in two tenancies with non-rectangular shapes that were adjusted with engineering design to find the most economical design.

icubed’s scope included town planning, managing council approvals, multiple feasibility assessments, design concept iterations, detailed design, tender preparation and assessment and contract execution. Project Managed by icubed through construction and working with Niclin Constructions we ensured the budget and program remained on target.
