New “York” High Rise in Beenleigh

icubed consulting are thrilled to have obtained development approval for a landmark High Rise building; the first to be constructed within Beenleigh (south east of Brisbane) in the last decade. The $20m project being developed by invest Logan and Alder Developments features the development of a new seven-storey commercial building, with 4,000 sqm of  commercial office space, 156 sqm of retail, 452 sqm of premium work space with study or home office space (SOHO), as well as two levels of underground car parking and a proposed facelift to part of John Lane.
icubed’s planning team drew on their wealth of experience in handling  complex developments to support  our client, and their innovative design ideas, to achieve a successful planning approval. Our planners were able to demonstrate their exemplary knowledge and understanding of the State and Local Government planning processes. This included intersecting development processes and needs, through the identification of issues with the potential to cause delays, additional costs, or halt the project which enabled icubed to provide advice and guidance on the best options.
Our client had some unique design ideas that required considered thought in order to be achieved. One such design element was the protrusion of building space into the road reserve via underground car parking and overhanging floor space in the perceived form of floating balconies. Our advice on this matter guided the client on the right path to gain the appropriate land consents from State and Local Government. A feat few developments have achieved in Queensland.
The resulting development approval was achieved in line with the original project brief, being a landmark building that incorporates the distinctive character of Beenleigh’s historic buildings as well as its future, through modern design, an uplift of streetscape/laneway, as well as pushing the boundaries of what can be achieved with a little vision.
We are delighted to have been involved in this unique project that will no doubt be an enduring and iconic building in Beenleigh for years to come.
