Scope of Work


icubed Van Leeuwen’s growth required them to purchase a new property and develop an initial building with a second stage to store their larger pipe in an external yard.  icubed worked with them to provide them the biggest building possible initially with a sufficient office to grow into. Tilt panel fire walls to the boundary with dado wall construction allowed maximising the site and the steel portal frame provides the structure for pipe storage stores serviced by gantry crane. icubed managed the approval within Ipswich City Council and provided necessary stormwater quality and landscaping design.

The development of this site maximised the battle axe shaped block with mindful placement of the office and carpark to maximise the main warehouse area. The 2011 flood event stopped construction and the site was raised over 1m to break the building into 2 stages with site flood retention under the 2nd stage.  icubed worked within the council’s interims planning scheme to have the building constructed as soon as practical. The building provides internal and external storage space with good manouvering areas for deliveries and dispatch plus the building construction has good versatility with crane capabilities and large roller doors. Project Management of construction delivered a building on budget and time.
