icubed was commissioned to manage the Development Approval and complete the design of this facility. The project involved an 800sqm two storey office and a 2000sqm warehouse with external hardstand. icubed worked with the proposed tenant, ESCO to develop their interior office layout which included management offices, meeting and boardrooms plus an open plan area. Facing directly west, considerable effort was given to cooling this facade whilst still maintaining an outlook to the upper floor.
Interestingly, the site had previously been used for container handling and the ongoing compaction of this over a long period of time allowed for a floating system for the warehouse using innovative fire wall connections saving the landlord Roderico Pty Ltd considerable costs.
Based on our knowledge of the building and presence on site, icubed then acted as the superintendent for the contract which included the management of progress claims for the builder FK Gardner and Sons, answering limited site queries to deliver this project on time and with no overruns.
